What we're agreeing toThe Homeowner is hiring Lone Peak Carpentry Co. to complete the agreed-upon project as it is defined in the Estimate provided.This contract outlines what is to be expected of both parties throughout the completion of the project.This agreement isn’t exclusive — the Owner doesn’t have to use the Lone Peak Carpentry Co. for other or additional work.

Section 1 : Roles

Lone Peak Carpentry Company’s Role•Provide labor, materials, tools, and supervision to complete the project.
•Do the work safely, professionally, and in line with agreed plans.
•Clean up job site at the end.
•Fix any defects in materials or workmanship for up to 1 year after completion.

Homeowner's Role•Provide clear direction and timely decisions.
•Let the Contractor know right away if something seems wrong.
•Show that funds are available to cover the project, if needed.
•Pay invoices on time.

Section 2 : Schedule, Costs, & Changes

Work Schedule•Work will start on an agreed date.
•Delays outside the Contractor’s control (weather, Owner changes, etc.) may extend the timeline.

Costs & Payments•The price of materials will be billed fully upfront, with all materials being purchased and brought to the job-site.
•Any additional materials purchased throughout may be billed at the end of the project.
•If the additional materials were purchased by Lone Peak Carpentry Co. as a way to change the agreement under our own discretion, the Homeowner will not be billed for the additional material.
•The Homeowner will pay the agreed cost, as is stated on the Estimate. The labor cost will only go up if additional work if requested by the Homeowner, otherwise the labor cost is fixed.
• Lone Peak Carpentry may request payments as work progresses, normally at the completion of each weeks worth of work, billing for the work done that week.
•Final payment is due once the job is complete.
•If payment isn’t made, work may stop until it is.

Project changes• The Homeowner and Lone Peak Carpentry Co. will alert each other to any changes that affect cost or schedule.•Small changes that don’t affect cost or timing by be approved by Lone Peak Carpentry, normally with consent by the Homeowner.

Section 3 : Insurance, Termination, & Disputes

Safety & Insurance• Contractor carries insurance and takes responsibility for work performed.• Other contractors hired by the Homeowner must also carry insurance.

Ending the Agreement• Either side can end this agreement if the other isn’t holding up their end (after notice and a chance to fix the issue).• If the Homeowner ends the job without cause, Lone Peak Carpentry Co. must be paid for work done and costs already committed.

Disputes• If disagreements come up, both parties will try to work them out.• If that doesn’t work, arbitration (instead of court) will be used.
